Developers hope for summer start on 130 houses
Now that the Leavenworth County Commission has given the nod to a residential subdivision west of Basehor, the owners must ensure they can afford to develop the land.
Last Thursday, county commissioners approved plans for a 130-lot Planned Unit Development on a 50-acre tract that is about a half-mile west of 166th Street on the south side of U.S. Highway 24-40. Before construction can begin, however, the developers must submit plans showing the layout of lots on the property.
"We'll also have to put pencil to paper to make sure we can still afford this," said Burdel Welsh, a Tonganoxie man who is a co-owner of the property. "We'll have to sit down to see if with 130 houses and the requirements that have been placed on us that it's affordable."
Among those requirements is that developers install curbs, gutters and a storm water drainage system.
In addition, the development's sewer system must hook into Basehor's system. Price Banks, a Lawrence land-use attorney working on the project, said details must be worked out.
"We're still dependent upon where the city of Basehor goes with its sewer lines and some of the development interests in between," Banks said. "We'll be working with some of those folks within the next few weeks to iron out some of those details."
It's likely, he said, that the development will link into lines north of U.S. Highway 24-40 about 1.5 miles west of Basehor.
Plans call for houses in the $160,000 to $200,000 price range constructed on lots totaling about 12,000 square feet, Banks said.
"Our folks would like to start building during this summer's construction season," he said.
The property is owned by Welsh and his wife, Cynthia, and Lawrence resident Jim Slough.
At that site the Welshes originally had planned to develop a recreational vehicle park. After nearby residents protested, the Welshes joined with Slough in an attempt to develop the land into single-family homes.
