Process continues for proposed luxury RV resort near Tonganoxie

Plans for a proposed 150-acre luxury RV resort east of the Stone Creek subdivision will continue to be reviewed by various groups in the coming weeks.

The first reading for Ordinance 1408, annexing a small parcel of land to the city, took place at the March 21 Tonganoxie City Council meeting.

The small parcel of land inadvertently was left out of a November request to annex roughly 150 acres into the city.

Kansas City RV Resorts is the group looking to develop the land.

A second reading will take place at Monday’s meeting, with a likely vote to take place after the reading. After adoption, the City Council would request concurrence by the Leavenworth County Commission, which would finalize annexation and allow recording with the Leavenworth County Register of Deeds office.

The issue then goes to the Tonganoxie Planning Commission on April 7.

If the planning commission approves the preliminary plat and the rezoning request, the next step would be approval of the final plat by both the planning commission and the City Council. If the final plat is approved, the planning commission would then need to approve the development plan and site plan. If those items are approved, the developer would move forward with construction plans and applying for a building permit, which city staff would need to approve.

Some initial proposals include commercial properties on the south end of the acreage and luxury RV lots in two different construction phases. There have been discussions of a golf course possibly being part of the plan also, according to Assistant City Manager Jamie Shockley, but city officials will know more when site plans are unveiled.

Other ordinances at the March 21 meeting were second readings of ordinances.

The first reading introduces the ordinance and no action is taken.

Shockley said letters have been sent out to neighbors about the proposed usage for the land, so they should be receiving information about the situation.

The second reading for an ordinance that would help in keeping long-term vehicle parking on Urban Hess Business Center streets and other areas in the community took place at the March 21 meeting. Semi-trucks and the like historically have parked on the streets, which has caused damage to the streets over time. Business owners in the area thanked the council for addressing a situation they said has been an issue for several years.

Tonganoxie City Council will meet at 7 p.m. Monday in council chambers, 321 Delaware. The governing body regularly meets the first and third Mondays of each month.
